Your Guide to Virtual Classes in Comal ISD

With all the changes 2020 has brought, it’s no wonder many parents are wondering what the 2020/2021 school year will look like – both for them and their students. From when school will start to how your children will learn, there are many questions to answer.

Some of the questions parents ask most frequently are, “When do kids go back to school 2020?” and, “Where can I find information on virtual classes in Comal ISD?”

The Comal ISD Parent Portal on the school district’s website includes a great deal of useful information that can help. Here’s a quick outline of what the upcoming school year holds.

When does school start for Comal ISD?

The Comal ISD calendar lists August 25th as the start date for all schools. Children who live at Meyer Ranch attend Bill Brown Elementary School, Smithson Valley Middle School, and Smithson Valley High School. These are some of the mostly highly ranked schools in New Braunfels, Tx.

Virtual learning at Comal ISD

Parents who aren’t comfortable with sending their child to school have the option to have their child participate in Remote Learning for the 2020-21 school year. Students who are in Remote Learning will receive instruction via a combination of two methods: asynchronous and live synchronous lessons.

Parents will receive an email for each student they have in school that includes a link to a one-question survey asking which method of learning they’re most likely to choose given what they know about the current status of COVID-19 and their personal health concerns.

Parents who are curious about Remote Learning can find remote learning resources for all grade levels on the Comal ISD website. Information and sample schedules are available in both English and Spanish.

Options for Learning

Parents can choose between two methods of instructional delivery for their students.

On-Campus Instruction – daily instruction requiring students to be physically present on campus each day for in-person learning.

Remote Learning – daily instruction allowing students to engage in learning from their home setting using digital platforms.

Both instructional delivery options:

  • Require daily attendance
  • Are equivalent in instructional rigor, scope, and course expectations
  • Use Comal ISD’s curriculum and district-adopted and TEKS-aligned resources
  • Are consistent with Comal ISD’s grading guidelines
  • Use Seesaw, Google Classroom, or ECHO

Changing instructional delivery options

Before each grading period, parents/guardians will commit to a preferred method of instructional delivery for the duration of the upcoming grading cycle.

Steps for Reopening Safely

Comal ISD is focusing on how to best prevent COVID-19 from entering schools, how to mitigate any spread, and how to respond to confirmed cases in the district. They will be closely monitoring health and safety in schools. The guiding principles that shaped the planning process are:

  1. Back to Normal: What have we always done that looks a little different this year?
  2. Ownership of Wellness: What is your role in protecting our district?
  3. Response to Cases: How will we address COVID-19 cases on campus?
  4. Communication and Information: Where can you find reliable information and updates?

To that end, the Comal ISD is operating with the following safety practices in mind:

  • Monitoring symptoms and exposure through daily health screenings and case management
  • Promoting personal hygiene practices to minimize the risk of contamination
  • Social distancing to decrease any impact of viral spread
  • Facility cleanliness to ensure a safe environment

Signs and other visual reminders will be prevalent in all areas of campus to remind students to follow new procedures and protocols. In accordance with the Governor’s Executive Order, and in alignment with TEA guidance, all individuals for whom it is developmentally appropriate will be required to wear a face covering indoors when social distancing measures cannot be maintained.

Additional Personal Protective Equipment (PPE) will be allocated to staff members who, by nature of their position, are not able to maintain distance (i.e. special education staff, cafeteria staff, campus nurses, etc.).

Additional information about the precautions the school district is taking, Comal ISD News, and virtual classes in Comal ISD can be found in the Parent Center on the Comal ISD website.

first time homebuyer

A Step-by-Step-Checklist

Let’s start with a quick checklist you can refer back to as you go through the process of finding the new home of your dreams.

  • Do your research.
  • Round up your financial information.
  • Get preapproved for a mortgage.
  • Tour model homes and meet builders.
  • Choose your builder, floor plan, and homesite.
  • Submit your loan application.
  • Do a final walk-through.
  • Close and receive the keys.

Now let’s get into a little more detail on each of these steps.

Research The Community

The first step in purchasing a new home is to decide where you want to live. If you’re looking for new homes New Braunfels, we invite you to come to Meyer Ranch, take a tour, and see what we have to offer. See our resort-style pool and imagine how refreshing it would feel during the hot Texas summers. Explore the Community Green, where we’ll host events like concerts, Farmers Markets, and outdoor movies, and hear about our plans for future amenities coming to Meyer Ranch.

Make sure your financial information is in order

One of the first steps you can take before you even start gathering your financial information is to use an online mortgage payment calculator and get an idea of how much home you can comfortably afford. This gives you a starting place, and you can always make adjustments if you need to.

Next, start gathering a few documents your lender will ask for. At the minimum, this will include:

  • Recent pay stubs
  • Recent bank statements
  • W-2s

If you haven’t checked your credit score recently, it’s a good idea to run a free credit report and make sure there are no surprises that could delay or derail your mortgage loan application.

Get Preapproved for a Mortgage

The vast majority of people looking to buy homes in New Braunfels will need to borrow money to do so. Getting preapproved for a mortgage tells you exactly how much you can borrow, and it also signals to your builder that you’re a serious buyer.

If you don’t have a lender in mind for your mortgage, but you do have an idea which builder you plan to use, you might ask them for recommendations. Some builders use preferred lenders who specialize in working with borrowers looking to build a new home.

According to, there are 5 critical components to getting preapproved:

  1. Proof of Income
  2. Proof of Assets
  3. Good Credit
  4. Employment Verification
  5. Proof of Identity

A strong credit history and financial profile are important, especially in times of economic uncertainty. Lenders aren’t as willing to take on borrowers who have a higher risk of defaulting.

Find the Home of Your Dreams

Now the fun part of your home search begins! It’s time to tour model homes, meet builders, and get inspired. Some people find it helpful to make a list of “must-haves” and “nice to haves” for their new home to help keep them focused as they research different floor plans and options. Another helpful tip is to prepare a list of questions in advance that you want to ask each builder you’re considering. That makes it easier to do a comparison and find the perfect fit for your family.

For some people, finding the right builder can feel overwhelming. When you’re looking to buy homes in New Braunfels, Meyer Ranch has taken steps toward making home buying easy. Especially now with our best homebuyer tips!

We’ve done our due diligence and hand-selected seven of the most respected home builders in central Texas to be part of our community. Each of our builders has a spotless reputation and can be counted on for beautiful design, quality construction and unwavering commitment to customer satisfaction.

Choose Your Builder, Floor Plan and Homesite

Once you’ve found the floor plan that perfectly fits your family, and the builder who can bring it to life, you’ll select the homesite where your new home will be located. You’ll sign a sales agreement with your builder and put down “earnest money” toward the purchase of your new home. Earnest money is money you put down to show the builder that you’re serious about purchasing a home. The amount you’ll put down will generally be between 1% to 10% of the purchase price of your new home.

Buy New Homes in New Braunfels

Submit Your Loan Application

Once you’ve signed the sales agreement, you’ll start the formal loan application process with your mortgage lender. During this time the lender will verify that all the information you’ve provided is accurate, and your loan will go into processing and underwriting. Underwriting is the process a lender uses to determine the risk of offering you a mortgage loan. The factors most often cited in loan underwriting are referred to as the “five Cs” of underwriting: credit, capacity, cashflow, collateral, and character.

One of the most common mistakes homebuyers make is making changes to their finances between the time they’re preapproved for a mortgage and the time the loan is going through processing. This is not the time to change jobs or make a major purchase. It’s best to put off shopping for a new car, buying furniture, or opening a new credit card until after your mortgage loan has been approved.

Do a Final Walk-Through

Obviously there’s a lot that happens between the time you sign the sales agreement and the time you do your final walk through. You’ll choose all the details that go into making your new home uniquely yours, including colors, flooring, cabinetry, fixtures, countertops and more. You’ll likely do a preliminary walk through once your home has been framed, and depending on the builder, you may do a few more onsite visits with your construction foreman.

A few days before closing, you’ll complete a final walk-through of the property, which allows you to check and make sure that everything has been completed correctly.

Close and Receive the Keys

Now it’s time for you to take ownership of your new home. Closing is generally a straightforward process that marks the transfer of ownership. You may sign documents in person with a representative from the title company, or with e signatures if allowed.

Once you have the keys in hand, you’re the owner of your new home!

Why Now is The Best Time to Buy Your Dream Home

Should I Buy a House in 2020?

2020 has been a complicated year with more questions than answers, and the pandemic making things that once were a certainty anything but.

For those looking to buy a new home, one of the questions you’re likely to be asking yourself is, “Should I buy a house in 2020?”

As with many of life’s bigger decisions, there’s no one right answer, and there are several factors to take into consideration as you weigh the pros and cons. When you add the uncertainty of how COVID-19 will affect housing markets and the economy in general, there are definitely more twists and turns than usual.

Should I Buy a Home in 2020

What is the interest rate on home loans?

Interest rates are one of the first things prospective home buyers research when they’re considering buying a new home – and recent mortgage rate trends are full of good news.

According to a survey released by Freddie Mac on May 28, 2020, the average rate for a 30-year fixed-rate mortgage was a record-low 3.15%. This is the lowest rate reported since Freddie Mac began tracking mortgage rates almost 50 years ago and surpasses the previous historic low of 3.23% set in April of 2020. The 30-year fixed-rate has set new lows three times in just the past few months.

Mortgage rates in New Braunfels

A 69% majority of economists attending the National Association of Realtors 2020 Real Estate Forecast Summit predicted no change in the federal funds rate for 2020, meaning mortgage rates are likely to remain steady. There was, however, some fluctuation as the economy stalled during measures to stop the spread of COVID-19.

“While interest rates are expected to remain below 4% in 2020,” said Daniela Andreevska, an economist at Mashvisor, a real estate data analytics company, “it’s still too early to say what will happen in 2021.”

What about trends in home prices?

Earlier this year, many experts predicted that the coronavirus would drive prices for new homes lower. But recent data shows this is not the case. Matthew Speakman, an economist at Zillow, was quoted as saying, “The coronavirus pandemic has generated any number of nasty surprises over the past few months, but the unexpected strength in April new-home sales me be the first pleasant surprise and the clearest indicator that housing will be a source of relative strength during this downturn.”

According to the U.S. Census Bureau, sales of new homes actually increased by 1% in Aril of 2020. Many experts had predicted that new home sales would tank and were proven wrong by this data. Nationally, home values rose 4.4% in March of 2020, despite predictions that the pandemic would cause prices to trend downward.

The fact that home values and prices continue to trend upward is definitely another important consideration when deciding, “Should I buy a house in 2020?” If home prices continue on their current trajectory, waiting to buy could mean paying more.

Start your future family and build your dream home

For another perspective, CoreLogic, a data reporting analysis company, predicted that home prices will increase 4.8% in all of 2020. For comparison, from 1987 to the end of 2019, home prices nationally increased at about 3.4% annually.

Keep in mind that these are national statistics, and circumstances in your local market may differ. That being said, an article published April 17, 2020 in Community Impact points to trends in New Braunfels and Comal County for New Braunfels homes for sale to be on the rise as well – and quite drastically when you look at all of Comal County. Data published by Four Rivers Association of Realtors (FRAR) shows median home prices in New Braunfels increased from $237,800 in March 2019 to $245,999 in March 2020—a 2.9% increase.

The median price in Comal County jumped from $292,626 to $323,900 in the same time period—a 17.5% difference!

Getting ready to buy a home

Ultimately the most important thing to consider when deciding whether 2020 is the right time to buy a new home may have less to do with mortgage rates and housing prices than with your own finances. Take an honest look at your financial picture, how much you have in savings, and spend some time thinking about how much you’d be comfortable spending on a new home. To make the home buying process move more quickly, even when building a brand new home, it’s crucial to get preapproved for a mortgage.
